READY TO BUY A HOME?
When searching for your dream home you can depend on Nicole Swygert to help you navigate the home buying process. Nicole has a passion for helping others and would love work with you!
DECISIONS & PRE-APPROVAL
Nicole Swygert will set up a buyer consultation with you to get a good understanding of what you are looking for in your next home. She will also go over the purchase process with you and develop a plan to meet your needs. If you will be financing your next home, you will need to get pre-approved for a mortgage at this point. Nicole can provide a list of local lenders if you need any recommendations.
HOME SEARCH & OFFERS
Once you are pre- approved, Nicole will begin the search of finding potential homes for you to review and tour. When you find a home you would like to purchase, Nicole will discuss it with you and prepare the best offer based on the current local market trends. She will then deliver the offer to the seller and manage any negotiations that may occur.
DUE DILIGENCE
After the offer is accepted, you will have a due diligence period to have the home inspected and negotiate any repair requests. Nicole can recommend experienced inspectors who are reputable in our local area. Your lender will order an appraisal to ensure the property is worth the loan and purchase price.
CLOSING
Once the due diligence phase is complete, a closing date is scheduled. Before closing you will perform a final walk- through of the property with Nicole. The closing is where you meet with the seller and legal documents are signed transferring ownership of the property from the seller to you. The agreed-upon charges will be paid at closing and you will receive the keys to your new home. Congratulations!
