READY TO SELL YOUR HOME?

To get started Nicole Swygert will set up a seller consultation with you to discuss your needs and goals. She will then develop a sales strategy based on current market trends and present a plan to get your home sold!

DECISIONS & PREPARATIONS

Once you agree on the path forward and the listing price has been determined, you will be able to officially partner with Nicole Swygert and Meybohm by completing the listing paperwork. After the listing paperwork is complete, it’s time to prepare your home to sell. Try and view your home through the eyes of a buyer and make changes as needed. This may include deep cleaning, decluttering, painting, staging, and making any necessary repairs. Review Nicole’s staging guide for tips on how to present your home in the best light. Once the home is ready, Nicole will list the property.

MARKETING & SHOWINGS

At this stage, Nicole will prepare all the marketing aspects of your home.  Professional pictures of your home will be taken. All online marketing, social media, and signage needed to promote your listing will also be prepared. Your home will be featured on the MLS as well multiple real estate websites and social media. Nicole will arrange showings for potential buyers and may host an open house.

OFFERS & NEGOTIATIONS

Nicole will present any offers and help you understand the terms of each offer. Together, you will evaluate and discuss how to move forward on each offer received. Nicole will work to negotiate these offers on your behalf. Once an agreement is reached and an offer is accepted the process moves to the final stages.

DUE DILIGENCE & CLOSING

In most cases, buyers request a home inspection in their offer. If this is the case, they will have a determined amount of time to complete it. After the inspection you may get a request to have repairs done and some negotiations may occur. The buyer’s lender will also order an appraisal of the property. Once everything has been completed and the buyer is satisfied, a closing date will be scheduled. The closing is where you meet with the buyer and legal documents are signed transferring ownership of the property from you to the buyer. The agreed-upon charges will be paid at closing. You will then hand over your keys, and celebrate selling your home!
